Korean apartments are named by supply area (exclusive area plus shared stairs and hallways), so the usual name varies by a pyeong or two between complexes. For the exact figure, convert the supply area from the sales notice.

Why is an 84 m² apartment called 34 pyeong?

The pyeong 'type' is based on supply area: the exclusive area plus the unit's share of stairs, hallways and elevators, usually around 110–115 m² for an 84 m² unit. About 112 m² works out to 34 pyeong. The exact figure varies by complex.

What's the difference between exclusive, supply and contract area?

Exclusive area is the space inside your front door. Supply area adds shared residential space such as stairs and hallways. Contract area also adds parking and other shared facilities. Balconies count toward none of them.

Which area is price per pyeong based on?

For new Korean apartments it is usually supply area. Dividing the same price by the smaller exclusive area gives a higher figure, so check which area a quote uses before comparing.

Why don't Korean contracts use pyeong?

Since July 2007 Korea has required metric units in property ads and contracts, so documents give m². Pyeong is still what people say in conversation, which is why the conversion is needed.
